What is Guaranteed Rent?

Are you seeking guaranteed rent, paid on time every month?

Guaranteed rent, also known as ‘rent to rent,’ provides landlords with a stable, risk-free rental income.

This service involves signing a contract with a property management company like Geldard Signature Estates, which then sublets the property. They may use it as a holiday rental or lease it to long-term tenants.

Guaranteed rent agreements usually span 3 to 5 years but can extend longer if both parties are satisfied, which is often the case. During this period, you will receive fixed, regular payments regardless of the property’s occupancy status or income generation.

What happens next?

Application & Property Approval

Upon completing the enquiry form, we will review your property and conduct preliminary research on your property to provide you with a prompt estimate for our offer.

Subsequently, we will contact you to discuss the potential value of your property and arrange a viewing at the earliest convenience. Our objective is to offer rental rates at or above market value.

The amount we can offer depends on various factors, including the property's size, location, and desirable features such as parking and a garden.

Viewing & Heads of Terms

After we have assessed your property, you will receive a detailed formal offer from us within 24 hours, which you can choose to accept or decline.

This offer will outline our terms, the proposed contract duration (typically 3-5 years), any necessary work we intend to undertake, and specifics regarding rent payments.

We prioritise flexibility in our terms and are open to suggestions from landlords or agents.

The Big Day

Once we finalise the terms of the rent agreement with you, we will assume full responsibility for maintaining the property and promptly issue the first rental payment.

Should any upgrades or renovations be required, we will coordinate and oversee these improvements. Following this, the property will be utilised to offer high-quality accommodation to our clients. 

After the setup is complete, we invite our landlords to visit and appreciate the property in its enhanced condition.

End of Contract Review

As the end of your contract approaches, we will proactively communicate our interest in extending the agreement. In most instances, we aim to conduct an annual review, during which we express our intention to renew the contract.

If both parties are in agreement to continue, we will either draft a new contract or extend the existing one seamlessly. Our commitment is to ensure a smooth and beneficial partnership, adjusting terms as needed to reflect any changes or improvements to the property.

Should either party decide not to renew, we guarantee that your property will be returned to you in the same or better condition than when we initially assumed responsibility. Our meticulous care and professional management ensure that your property will have been well-maintained and possibly even enhanced, providing you with peace of mind and confidence in the value of your investment.
